How is your community different?
Monaco on Katy Trail is a small community offering excellent customer service for the busy executive. The small size of the community offers residents increased privacy. Great location in established uptown neighborhood with restaurants within walking distance and high-end shopping just minutes away in West Village and Highland Park.
What do I need to bring with me to tour Monaco on Katy Trail?
Please make sure you and your guests bring a valid government issued photo identification.
What kind of pets do you allow? Do you permit exotic pets?
Dogs and cats are welcome. All pets must be approved by management with all pet addendums, non-refundable fees and deposits paid prior to bringing the pet to the community. No more than two animals, cats or dogs, are permitted in each residence.
Exotic animals such as reptiles (to include snakes, iguanas, etc), birds, ferrets, skunks, raccoons, squirrels, rodents (hamsters, mice and the like), poisonous animals such as tarantulas, insects and poisonous fish are not allowed.
Do you exclude certain dog breeds?
Aggressive breeds, hybrid or mixed aggressive breeds will not be allowed. These include, but not limited to Doberman Pincher, German Shepherd, Rottweiler, Pit Bull, Huskies, Malamutes, Chowchow, St.Bernards, Great Danes, Akitas, Terriers (Staffordshire) and American Bull Dogs.
Is my security deposit totally refundable?
The security deposit is refundable only if all terms of the lease agreement have been met to include all rent and other charges paid in full at the time of move-out and there are no damages to the apartment home identified at the time of the move-out inspection.
If I need to move, can I terminate my lease?
Yes. Monaco offers flexible lease terms and a termination option should you need to leave the community. There are provisions in your lease agreement that allow you to cancel the lease agreement with required written notice, cancellation fees and repayment of all upfront and prorated concessions prior to moving out of the apartment home. The details of the cancellation of lease and associated fees will be found in the lease paperwork executed at the time of move-in.
What utilities do I pay?
All utilities are the responsibility of the resident. Electric service may be selected by each resident. Water, wastewater, trash and pest control will be billed monthly by the community. This will be set up prior to move in to save you time on the day you move to your new residence.
Am I required to have renters insurance?
Each resident is required to have a liability policy for $100,000 and we recommend purchase of protection for your personal contents as well. Monaco has partnered with Assurant for renter protections. Many other insurance companies provide renters coverage through Assurant, as well. You may however, purchase the appropriate coverage from your current insurance provider.
When is my rent payment due?
Monthly rental payments are due on the first of the month. One-time or recurring payments may be set via the resident portal, which allows busy people the freedom to manage their experience close to home and far away.
When is my rent payment late?
Late charges begin accruing on the fourth date of each month and compound daily until all rent and other charges are paid in full via cashier's check. Money orders are not accepted at Monaco.
